Planning & Forms Submission

Submit pre-reno digital photograph, plans and the below required forms to Accent Property Management Ltd.

Once submitted we will add your request to the next scheduled strata council meeting and your plans and information will be reviewed to ensure compliance with bylaws.

**Please allow up up to 4 weeks to complete this process.

............what's next?

Steps to complete prior to commencement of renovation

  1. Is your contractor and trades insured? Ensure that all listed Trades and General Contractors are ticketed trades that are bonded and carry insurance. Your contractor must provide a WCB clearance letter and proof of Contractor Liability insurance to the Property Manager before approved works commence. A coverage of $2,000,000M is recommended to fully protect you and your Strata Corporation.

  2. Consider buying betterment insurance coverage for any flooring renovations and renovation insurance for any minor or major renovations

  3. Ensure all copies of building permits, electrical and/or plumbing permits are emailed to Property Management for record of registration with City of Vernon permitting department

  4. Pre-book the elevator by contacting the on-site caretaker maintenancekas3310@gmail.com so protective blankets can be installed on walls to protect finishes from damages. 

  5. If hauling demolition debris from suites ensure RAM board is installed on corridor carpet/tile from suite entrance to parkade/exit to avoid damages to common property.

Owners Responsibilities during and after Construction

Construction Engineer
  1. Owners are responsible for coordinating contractor's access to and from their suites. Ensure no doors are propped open unattended as this is a security liability for our Strata Corporation.

  2. Owners are responsible for ensuring contractor's remove and dispose of all construction waste materials off-site to avoid unnecessary fines, as disposal of such materials in the building's garbage and recycling bins is prohibited.

  3. Owners are responsible for ensuring contractor and trades are familiar and abide by the building bylaws/rules and municipal bylaws governing when the work is carried out and respect the quiet hours bylaws of KAS3310.

  4. Owners are responsible for communicating any changes to the scheduled installation dates to the Strata Property Manager.  KAS3310@accentpm.ca

  5. Owners are responsible for ensuring no hazards such as electrical cords or work tools and equipment are impeding resident walkways or green play spaces. All tools/equipment/building materials/works shall be contained within the owners suite and/or limited to the patio and roped off with caution tape.

  6. During construction storage of owners personal belongings and furnishings must be stored off site or within the suite. Storage of these items on the patio is an eye sore and prohibited.

  7. After construction is complete it is the owners responsibility to ensure the common area patio is cleared of all debris and work tools and equipment and caution tape removed.
